Introducing Kouzr
If you’ve ever hunted for a fixer-upper in Las Vegas, you know the routine: a saved search on Zillow, a saved search on Redfin, a spreadsheet you swear you’ll keep updated, and the sinking feeling that the good ones were under contract before you ever saw them.
The uncomfortable truth is that the portals aren’t built for deal-hunting. They’re built for browsing. Kouzr is our answer: a small, focused desk that treats the Las Vegas market like a dataset instead of a photo feed.
The sampling problem nobody talks about
Here’s something we learned early: a single “Las Vegas, NV” search on a major portal API caps out around 860 results — roughly half the active market on any given day. Which half you see changes from pull to pull. If your search strategy is one big query, a listing can dodge you for weeks.
Kouzr fixes this two ways. A daily pull keeps the picture fresh, and a weekly ZIP-by-ZIP sweep fans out across every ZIP in the valley — each small enough to come in far under the cap. Together they see the whole market, not a sample of it.
The portals show you the listing. The county shows you the story.
Every listing Kouzr ingests gets matched to its Clark County parcel. That join adds what the listing page leaves out:
- Who owns it and where they get mail — an owner mailing address across town reads very differently than one at the property.
- What they paid and when — a 2004 purchase with today’s asking price is a different negotiation than a 2022 flip that missed.
- Year built, lot size, stories, pool — the physical facts, from the assessor rather than a listing agent’s copy.
- Foreclosure signals — notices of default and trustee sales from the County Recorder, matched against active listings.
A score you can argue with
Every listing is priced against recent nearby comparables and rolled into a single score: price-per-sqft gap to the area, days on market, price-cut history, and fixer language in the listing itself. The score isn’t a verdict — it’s a triage order. The point is that the ten most interesting houses in the valley are at the top of your list every morning, each one linking back to the comps and records behind its number.
And because Kouzr snapshots every price every day, days-on-market and price drops come from observed history — including the quiet cuts and relists the portals reset.
What it feels like to use
Open the app, swipe through the day’s candidates, shortlist the real ones, check the map, move on with your morning. When a watched listing cuts its price, or a new house scores high, Kouzr tells you. That’s it. No dashboards for the sake of dashboards.
