Foreclosure activity in Clark County, NV

Recorded distress filings, by month and by place

The last twelve months

Notices of default start a foreclosure; trustee deeds end one. The gap between the two columns is the owners who cured, mediated, sold, or refinanced their way out, which most do.

Month by month, county-wide

How to read the series

A Nevada foreclosure is a sequence of recorded documents with statutory waits between them, so each column is a different point on the same timeline. Notices of default lead; notices of sale follow at least three months later; trustee deeds arrive after the auction. A rise in defaults this month is next season's auctions, if it survives the pauses. The Nevada foreclosure guide walks the timeline with the statute beside each step, and the glossary defines each document: notice of default, trustee sale, lis pendens.

Filings run months ahead of listings. The market consequence, homes priced under their comps, price cuts and time on market, is on the Las Vegas market report and every listing page.

What these filings are

Nevada foreclosure is non-judicial, so the whole timeline is recorded at the county rather than filed in court. A notice of default starts the clock, a notice of trustee sale schedules the auction, and a trustee deed records that the sale happened. A lis pendens is the judicial cousin: a notice that a lawsuit touches the title. The Nevada foreclosure guide walks the sequence and the timelines between each step.

These are counts of documents recorded, by the month they were recorded, as Kouzr sweeps them from the Clark County Recorder. One property can appear under more than one kind as it moves through the process, so the columns do not add up to distinct homes. Kouzr publishes no addresses, names or parcel numbers on these pages, and withholds any count too small to be safe. Per-property detail is available only to signed-in researchers.

Questions people ask

Does this page list foreclosed homes in Clark County?

No. It counts documents recorded with the Clark County Recorder, by month and by ZIP, and publishes no addresses, owner names or parcel numbers. A recorded default beside someone's address is a different thing from a statistic. Per-property filings are available only to signed-in Kouzr users.

What is the difference between a notice of default, a notice of sale and a trustee deed?

They are the three recorded steps of a Nevada non-judicial foreclosure. A notice of default starts the clock. A notice of trustee sale, at least three months later, schedules the auction. A trustee deed records that the sale happened and title changed hands. A lis pendens is the judicial cousin: notice that a lawsuit touches the title, often an HOA or contested-title case.

Why are trustee deeds sometimes higher than notices of default?

The columns are documents, not homes, and they lag each other by months. A deed recorded this month began as a default last season, so a batch of sales lands in one month. Trustee deeds also include HOA and other trustee sales that never had a lender's notice of default in front of them.

What is a sheriff's sale, and how is it different from a trustee sale?

A trustee sale is the non-judicial auction a lender's trustee holds after a notice of sale. A sheriff's sale is court-ordered: a judge has entered a judgment (a judicial foreclosure, an HOA lien, a money judgment) and the Sheriff's Civil Division sells the property to satisfy it. Clark County holds them on the steps of the Regional Justice Center. The Treasurer's tax auction is a third kind: parcels three years delinquent on property tax, sold each spring for the taxes owed.

How often do the counts update, and why is a count sometimes a dash?

Kouzr sweeps the recorder daily and the pages refresh hourly. A dash is a count withheld as too small to publish safely. The current month is labelled 'so far' until the sweep has passed its last day.

Where do these filings sit in the Nevada process?

The Nevada foreclosure guide walks the sequence with the statute beside each step: the 35-day reinstatement period, the 30-day mediation election, the three months before a notice of sale, and the 20 days of posting before an auction.
