One property can appear under more than one kind as it moves through the process, so the columns do not add up to distinct homes. Kouzr publishes no addresses, names or parcel numbers on these pages, and withholds any count too small to be safe. Per-property detail is available only to signed-in researchers.

Questions people ask

Does this page list foreclosed homes in North Las Vegas?

No. It counts documents recorded with the Clark County Recorder, by month and by ZIP, and publishes no addresses, owner names or parcel numbers. A recorded default beside someone's address is a different thing from a statistic. Per-property filings are available only to signed-in Kouzr users.

What is the difference between a notice of default, a notice of sale and a trustee deed?

They are the three recorded steps of a Nevada non-judicial foreclosure. A notice of default starts the clock. A notice of trustee sale, at least three months later, schedules the auction. A trustee deed records that the sale happened and title changed hands. A lis pendens is the judicial cousin: notice that a lawsuit touches the title, often an HOA or contested-title case.

Why are trustee deeds sometimes higher than notices of default?

The columns are documents, not homes, and they lag each other by months. A deed recorded this month began as a default last season, so a batch of sales lands in one month. Trustee deeds also include HOA and other trustee sales that never had a lender's notice of default in front of them.

What is a sheriff's sale, and how is it different from a trustee sale?

A trustee sale is the non-judicial auction a lender's trustee holds after a notice of sale. A sheriff's sale is court-ordered: a judge has entered a judgment (a judicial foreclosure, an HOA lien, a money judgment) and the Sheriff's Civil Division sells the property to satisfy it. Clark County holds them on the steps of the Regional Justice Center. The Treasurer's tax auction is a third kind: parcels three years delinquent on property tax, sold each spring for the taxes owed.
