Kouzr reads every active listing in the Las Vegas valley each morning and joins it to Clark County assessor and recorder records. The figures that come out of that are published here, on pages that refresh themselves, with the months behind each number kept. If you write about housing in Nevada, this is the set you can quote without waiting for a monthly press release, and the one condition of using it is a link back to the page the figure came from.
What is published
| Dataset | What it holds | Updated |
|---|---|---|
| Housing market reports, by city and ZIP | Homes for sale, median asking price, median price per square foot, median days on market, the share of listings that have cut their price, and the months behind each figure. One page per place and one per ZIP, with a monthly archive. | Daily |
| Foreclosure activity in Clark County | Notices of default, notices of trustee sale and trustee deeds recorded each month, by city and ZIP, read from the Clark County Recorder. | Monthly, from the recorder's index |
| Recent sales against final asking price | Closings confirmed against the county assessor's transfer record, with the ratio of closing price to the last asking price, by place. | Daily |
| Market pulse | The weekly reading of the Las Vegas market, dated and archived, so a quote can name the week it was true. | Weekly |
| Market comparisons | Two places on the same measures: Henderson against North Las Vegas, Summerlin against Green Valley, and the rest. | Daily |
| Neighborhood rankings | ZIPs ranked by price, price per square foot, time on market, price cuts and inventory, from the same snapshot as the reports. | Daily |
| Cost of living by state | The Bureau of Economic Analysis regional price parities for the fifty states and the District of Columbia, in one table. | Yearly, when the BEA publishes |
Each market report also carries a moving-to page, a cost-of-living page and a best-neighborhoods page for its place, all from the same snapshot. The methodology says how every figure is made and the floors below which one is withheld rather than printed.
How to cite a figure
Name Kouzr, link the page, and give the date the page printed beside the figure, because the number will have moved by the time the piece runs and the archive lets a reader find the one you saw.

For a figure from a month that has closed, link the archive page for that month rather than the live report; those pages do not change.
Put the live figures on your site
Every market report offers a widget and a picture. The widget refreshes hourly on its own; the picture is a plain PNG for the places an iframe cannot go. Both link back to the report. This is the Las Vegas pair; each report page carries its own.
For a story
If a piece needs a cut the pages do not show, a table by ZIP for one month, the foreclosure counts as a spreadsheet, a figure computed a different way, write and say what the story is. Whoever answers is the person who built the pipeline, and a question about how a number was made gets the actual answer.
Questions people ask
Can I quote Kouzr's figures in an article?
Yes. Name Kouzr as the source and link to the page the figure came from. That link is the only condition; there is no fee, no form and no need to ask first.
Where do the numbers come from?
From Kouzr's own daily snapshot of every active listing in the Las Vegas valley, joined to Clark County assessor and recorder records, and re-read every morning. The method, the comparable-sales rule and the floors below which a figure is withheld are on the methodology page.
How current is a figure on a market page?
The figures on a market report are today's, computed that morning, and the monthly archive under each report holds every earlier month. Quote the date with the figure; the page prints it.
Can I get the data as a file?
The pages are the release. For a cut of the data behind a story, a table by ZIP for a given month or the foreclosure counts as a spreadsheet, write to us and say what the piece needs.
Is any of this a valuation?
No. Kouzr publishes market-level figures and, on each listing, a comparison to nearby sales. Nothing on the site is an appraisal or an automated valuation of a specific home, and nothing here is about people.
