Every figure here is one we compute ourselves, each morning, over the homes actually for sale in each neighborhood: the median price per square foot, the share of listings that have dropped their asking price at least once, the median days on market, and the count of homes available. Those four say a lot about what it is like to buy somewhere this month.
They say nothing about what it is like to live there. Schools, crime, commute, noise and the character of a street are not in this number, because Kouzr does not hold them. Nor is anything about the people who live in a neighborhood, which is data we do not collect and would not rank on. Four figures, each turned into a rank against the other Henderson neighborhoods rather than a raw number, then weighted: price per square foot 35%, share of listings with a price cut 30%, median days on market 15% and homes for sale 20%. Ranks rather than raw numbers because one very expensive neighborhood would otherwise flatten every other row. A neighborhood missing any of the four is left out rather than scored with a gap in it.
