Where do the sold prices for Henderson come from?

From the Clark County Assessor's recorded sale for each parcel, matched to the home's listing. A feed says a home went pending; the deed says what it sold for. Every closing here is the county's figure, shown against the last asking price Kouzr saw before it left the market.

Why does the newest month look thin?

The assessor dates a sale to its month and posts it some weeks after closing, so the current month and often the one before it are still filling in. Treat the newest month as partial and the medians over it as provisional.

What does 'of the last ask' mean?

The sold price divided by the last asking price before the home went under contract. 97% means the home closed 3% under its final ask. It is a median over the closings with a known asking price, and it is the one figure on these pages that comes from the buying side of the table.

Why are there fewer sold homes here than on the big portals?

Because a closing only appears once the county has recorded it and it has been matched to a listing Kouzr tracked while it was for sale. Portals show pending and agent-reported sales weeks earlier, from MLS data Kouzr does not license. Fewer, but each one is a public-record fact.

Is it legal to publish what a home sold for?
