Renting

Leases, deposits, rent increases, applications, and what a tenant can do when the landlord gets it wrong. 4 questions, each answered in its first sentence and then properly.

What happens if you break a lease?

You owe the rent for the months left on the lease until the landlord re-rents the unit, minus your deposit and plus whatever early-termination fee the lease names, and most states, Nevada included, require the landlord to make a reasonable effort to re-rent rather than let the bill run.

How long does apartment approval take?

One to three business days is typical once the application is complete, and same-day approval is common in buildings that run automated screening; anything longer usually means a reference or an employer has not called back.

How much is a one bedroom apartment?

It depends almost entirely on the metro and then on the neighborhood inside it, so no national figure is worth quoting to somebody deciding what to sign; the honest benchmark for any given city is the Census median gross rent for a one-bedroom unit there, which is published for every metro in the country.

How does rent to own work?

You sign two things at once, a lease on the house and a separate right to buy it later at a price usually fixed today, and you pay for that right twice over: an option fee up front and a rent premium above market credited toward the purchase, both of which are normally forfeited if the sale never closes.

Why these are separate from the guides

A guide walks a whole process at length and is written about Nevada, because that is where Kouzr operates. A glossary term defines a word. These are the questions in between: national, answerable in a sentence, and worth the page it takes to say why the sentence is true. Where the honest answer needs figures, the figures are ours and the page says which market they are from. Nothing here is legal, tax or lending advice.
