Property taxes

When they are due, why they went up, how to appeal them, and what happens when they are not paid. 4 questions, each answered in its first sentence and then properly.

What happens if you do not pay property taxes?

Penalties and interest attach from the first missed due date, the county records a lien, and after a redemption period the county sells the property or its tax lien; in Nevada the treasurer holds the property in trust for two years after it goes delinquent, during which you can redeem it in full, and then the county can auction it.

How much is property tax in Las Vegas?

In recent years roughly 0.5 to 0.7 percent of market value a year for most homes here, or about $2,250 to $3,150 on a $450,000 house: the combined district rate runs near $3 per $100 of assessed value, assessed value is 35 percent of the assessor's taxable value, and that taxable value sits well below the price.

When are property taxes due?

It depends on the county: many bill once or twice a year, a few quarterly, and in Nevada the fiscal year runs July 1 to June 30 with bills mailed in July and four installments due the third Monday in August and the first Mondays in October, January and March.

What is property tax used for?

Local government, almost entirely: schools take the largest share in most of the country, and the rest funds the county, the city or town, and special districts for fire, libraries, water, parks and flood control, each of which levies its own rate against the same parcel.

Why these are separate from the guides

A guide walks a whole process at length and is written about Nevada, because that is where Kouzr operates. A glossary term defines a word. These are the questions in between: national, answerable in a sentence, and worth the page it takes to say why the sentence is true. Where the honest answer needs figures, the figures are ours and the page says which market they are from. Nothing here is legal, tax or lending advice.
