Who buys small multi-family in West Las Vegas?

Two kinds of buyer: an owner who lives in one unit and rents the rest, and an investor who rents all of them. The first gets residential financing and a much smaller down payment, which is the single biggest advantage available on these and the reason a duplex often trades above what its rent alone justifies.

How is one of these valued?

Both ways, and they disagree. Kouzr scores it against nearby sales like any other home, which is how a lender's appraiser will see a two-to-four unit property. An investor prices it off the rent it collects instead. When the two answers are far apart, the rent is usually the one telling the truth about the building.

What do I need to see from the seller?
