What the score measures, and what it cannot

Every figure here is one we compute ourselves, each morning, over the homes actually for sale in each neighborhood: the median price per square foot, the share of listings that have dropped their asking price at least once, the median days on market, and the count of homes available. Those four say a lot about what it is like to buy somewhere this month.

They say nothing about what it is like to live there. Schools, crime, commute, noise and the character of a street are not in this number, because Kouzr does not hold them. Nor is anything about the people who live in a neighborhood, which is data we do not collect and would not rank on. Treat this as the shortlist you take to a Saturday of driving around, not the answer.

The score weighs price per square foot, the share of sellers who have cut their price, how long the typical listing sits and how much is for sale. It says nothing about schools, safety or commute.

How is the buyer score worked out?

Four figures, each turned into a rank against the other Las Vegas neighborhoods rather than a raw number, then weighted: price per square foot 35%, share of listings with a price cut 30%, median days on market 15% and homes for sale 20%. Ranks rather than raw numbers because one very expensive neighborhood would otherwise flatten every other row. A neighborhood missing any of the four is left out rather than scored with a gap in it.

Does this mean Lone Mountain is the best place to live in Las Vegas?

No, and the page does not claim it. This ranks buying conditions from what is for sale today: what a foot costs, how much sellers have already moved, how long you have to decide and how much choice you get. Where you would rather live depends on schools, commute, noise and a dozen things Kouzr does not measure and does not collect. Read this beside your own visits, not instead of them.

How often does the order change?

Daily. Every active listing in the valley is re-pulled each morning and this page refreshes within the hour, so a neighborhood can move as homes arrive, cut their price and close.

Computed by Kouzr from its own daily snapshots of active listings, not from an MLS or a licensed market report. Neighborhoods are master-planned communities and named districts with a published boundary, counted over the homes on Las Vegas's side of the place line; those with fewer than five homes for sale are left out rather than ranked.
