The median square footage and the median price per foot for this slice are in the figures above; two homes with the same bedroom count can differ by half again in living area, which is why the score compares each home to sales of its own size rather than to its bedroom peers.

Does a converted room count as a bedroom?

It depends who is counting. A room needs a way out and, in most codes, a closet before an appraiser will call it a bedroom, and a den or a loft that a listing counts may not survive the appraisal. The county record on each home's page carries the assessor's own count, which is the number a lender's appraiser starts from.

Is it cheaper to buy fewer bedrooms and add one?
