What do you actually own in a Downtown Las Vegas condo?

The inside of the unit, plus a share of the building and its land held in common with every other owner. The roof, the structure and the grounds belong to the association, which is why dues are not optional and why the association's finances matter as much as the unit's condition.

Why do dues matter more than the price here?

Because they are permanent and they are leveraged: at today's rates a $250 monthly due carries roughly the same weight in a payment as $40,000 of price. Two units at the same price with a $150 gap in dues are not the same purchase. Run the payment calculator with the real figure from the listing.

What should I read before making an offer?

The association's budget, its reserve study and its most recent meeting minutes. A reserve fund that is thin against a roof due for replacement becomes a special assessment, which arrives as a bill rather than as a dues increase.
